Is a Sillostimate an appraisal?
No. A Sillostimate is an automated estimate and should not be used as a substitute for a professional appraisal. It is a starting point for understanding a home's approximate value.
How accurate is a Sillostimate?
For on-market homes our median error rate is approximately 1.74%. For off-market homes the error rate is higher — around 7.20% — because less recent data is available. Accuracy varies by region; markets with more detailed public records and MLS activity tend to have tighter estimates.
Can I update my home's Sillostimate?
Yes. You can claim your home on SilloSpace and submit updated details about your property's condition, renovations or features to influence the estimate. Improvements like a renovated kitchen or added bathroom can meaningfully affect the valuation.
How often is the Sillostimate updated?
Sillostimates are recalculated daily for most properties. Homes in markets with high listing activity may update more frequently as new comparable sales are recorded.
Why did my Sillostimate change?
Sillostimates react to new comparable sales, listing activity, market-level price movements and any updates you or public records make to the property's details. A nearby sale or a shift in local demand can move your estimate up or down.
What data sources does the Sillostimate use?
SilloSpace incorporates data from county and tax assessor records, direct MLS feeds, transfer deeds, permit history and user-submitted property details. The model weighs hundreds of signals simultaneously to arrive at a single estimate.
Does a lower Sillostimate mean my home is worth less?
Not necessarily. The Sillostimate is a statistical estimate based on available data. If your home has been recently renovated, has unique features or sits in a micro-market not well represented in public records, the estimate may lag the true market value. Always combine it with a comparative market analysis (CMA) from a licensed agent.
How many homes have a Sillostimate?
SilloSpace currently tracks over 104 million U.S. homes and publishes Sillostimates for the vast majority of them. Coverage is broadest in metro areas with active MLS participation.
Can lenders use a Sillostimate for loan underwriting?
No. Sillostimate values are not certified appraisals and are not accepted for mortgage underwriting. A licensed appraiser must conduct a formal appraisal for lending purposes. The Sillostimate is a consumer-facing tool to help buyers, sellers and homeowners track market value trends.
How do I dispute a Sillostimate?
If you believe your Sillostimate is inaccurate, the best way to influence it is to claim your home and update the property facts — square footage, bedroom count, recent renovations and so on. You can also contact our support team with supporting documentation such as a recent appraisal.
